Booking Conditions

Reservations made are subject to availability and payment confirmation.

To confirm the booking, the guest must make the respective payment, according to the conditions defined for each accommodation.

The rates for reservations, security deposits, cleaning fees, or others are those announced at any given time on each accommodation’s page.

A damage deposit is required in all accommodations to cover any potential damage to the property and/or condominium.

The retention of the deposit amount will be made at check-in (for in-person check-in) or up to 48 hours before the start of the booking (for express online check-in).

No immediate charge will be made to guests; only a card pre-authorization will be held, making the retained amount temporarily unavailable until it is canceled.

If no damage is found during the stay, the security deposit will be released after check-out using the same credit card, within 7 days of departure.

If the accommodation is not left in the same condition, the deposit amount may be retained until damages are paid for.

The booking may be canceled if the security deposit authorization cannot be completed.

It is important that the guest ensures their credit card is valid and has sufficient funds.

If the deposit retention cannot be processed, the guest will be notified by email or SMS and will have 12 hours to provide another payment method.

All prices include VAT at the legal rate in effect.

Payment for reservations may be made by credit card:

  • American Express
  • Visa
  • MasterCard

Guests are also subject to the specific rules indicated for each accommodation.

Pre-Check-in

After completing the reservation, the holder will receive a confirmation email and/or SMS with important details about the accommodation and information about additional services (e.g., transfer or extra cleaning).

Completion of the Accommodation Registration Form will be required to prepare the stay.

This form will request, among other details:

  • Estimated time of arrival
  • Total number of guests
  • Mandatory information for communication with the Portuguese Immigration and Borders Service (SEF)

The number of guests indicated on the form cannot exceed the number stated in the booking.

If the number is higher, StayHub reserves the right to require guests to leave the accommodation without any refund.

StayHub is not responsible for incorrectly completed or incomplete registration forms.

Any attempt to alter or falsify information invalidates the form and may result in booking cancellation.

Cancellation Policy

After booking confirmation:

  • Cancellation up to 30 days before check-in → payment of 50% of the total reservation value
  • Cancellation less than 30 days before check-in → payment of 100% of the total reservation value

In the event of overbooking (simultaneous reservations for the same accommodation), the guest agrees that StayHub may reallocate the reservation to accommodation of the same or higher category, at no additional cost and without the right to compensation.

Stay Conditions

The reservation holder must be at least 18 years old and stay at the accommodation throughout the entire period.

Guests under 18 may only stay if accompanied by an adult responsible for the reservation.

The holder must provide:

  • A valid address
  • Phone number
  • Email address

Pets are not allowed.
If found, guests may be required to leave without a refund.

Smoking is not allowed inside the accommodation.

In accordance with Portuguese law, the accommodation of foreign citizens must be reported to SEF (Serviço de Estrangeiros e Fronteiras).

All foreign guests must provide their identification data prior to check-in through the registration form.

Guests must report any damage that occurs during their stay, even if they consider it normal wear and tear.

Check-in and Check-out

Identification documents will be required at check-in.

  • Check-in: between 3:00 PM and 4:00 PM
  • Check-out: by 11:00 AM

If a team member is not present at check-out, guests may:

  • Leave the keys on the main table
  • Close the door

Keys should not be left in the lock.

If the guest refuses to leave,StayHub may enter the accommodation, remove belongings, and change the locks, with costs charged to the guest.

Keys

Only one set of keys is provided.

Additional costs:

  • Lost key: €30
  • Emergency call-out (09:00–18:00): €10
  • Emergency call-out (18:00–09:00): €25

If a locksmith is needed, the total cost will be charged to the guest.

Cleaning, Bed Linen, and Towels

The accommodation is cleaned before arrival.

The basic service includes:

  • Bed linen
  • Towels
  • Some hygiene products

Additional cleaning or linen change services are available at an extra cost.

Guests should leave the accommodation as tidy as possible upon check-out.

Trash must be disposed of in outdoor bins, not left inside the accommodation.

Equipment and Furniture

If any equipment is not working or there are questions about usage, the guest should contact the responsible person.

It is not allowed to:

  • Alter the accommodation
  • Move furniture
  • Remove objects from the property

Maintenance

Problems such as:

  • Electrical failures
  • Breakdowns
  • Water leaks

Must be reported immediately.

Resolution may take up to 72 hours or longer, depending on external service availability.

Noise, Safety, and Illegal Activities

Quiet hours are from 10:00 PM to 8:00 AM.
Guests must respect neighbors.

No reservations will be accepted for illegal or immoral activities.

The reservation holder is responsible for the behavior of all guests.

Liability

StayHub is not responsible for events outside the accommodation, such as:

  • External noise
  • Construction work
  • Building issues
  • Neighbors

Nor is it responsible for:

  • Theft
  • Accidents
  • Fires
  • Service failures (water, electricity, internet)

Legislation

This agreement grants guests the right to occupy the accommodation temporarily, and they are not considered tenants.

If the reserved accommodation becomes unavailable due to damage or unforeseen circumstances, every effort will be made to reassign guests to similar accommodation.

If guests do not accept the change, the amount paid will be refunded (excluding days already used).

Changes and Applicable Law

StayHub may update these terms whenever necessary.
By using the services, the guest accepts these terms.
Portuguese law applies, and Portuguese courts have jurisdiction.
